I've been trying to do it, too, man. IV buildings are definitely modular and mirroring UVs then tiling geometry, that has to be how they've done it, just perhaps not to the streamlined extent of these examples. I wonder if I should email Nicholas and ask him if he's written anything on it or has any tips for us.
